The proposal is comprised of one 10-storey mid-rise building and three tall buildings of 22, 32 and 35 storeys, with a variety of residential units, office space and daycare. A public park is also proposed.

The proposal includes the contribution of a new public park, new pedestrian connections, and daycare space. As part of the development application process, we look forward to hearing from the community about what types of amenities and benefits they would like to see.

The multi-use bridge is something that was contemplated in the Etobicoke Centre Secondary Plan, and is an initiative of the City of Toronto. Infrastructure, such as this bridge, is a large endeavor and requires collaboration between several different parties - in this case, we think it would require a joint effort between our team, the City, additional community benefit funds from other surrounding development, and others. Cooperation from Hydro One and Metrolinx will also be required. This is a project that our team is happy to support, and we expect that conversations will continue to evolve throughout the process.

The proposal is expected to generate 185 vehicle trips during both the morning and evening peak hours. The existing commercial traffic would be eliminated. One of the key considerations of redevelopment of the subject lands is the proximity to transit.

Being a 5-minute walk from Kipling Station and the Kipling Mobility Hub facilitates resident access to transit without the use of private vehicles. Accordingly, the proposal is expected to generate 245 and 240 transit trips for the morning and evening peak hours, respectively.
